Getting the most for your home or property means doing more than putting a "For Sale" sign out front. Pre-Listing Services
- Before your home is listed, we will probably recommend repairs or cosmetic work that will significantly enhance the salability of your property. We can often recommend affordable, proven vendors and contractors that can help you with these tasks. Some suggestions we may make include:
- Pressure washing your driveway or planting some shrubbery to enhance the curb appeal of your home
- Staging your unfurnished home, or making some changes to the furniture and accessories in your home
- Decluttering and depersonalizing your home to make it more appealing for buyers
- Taking into consideration the current market, the condition of your home and the location, we will help you determine fair market value on your home, to ensure that your home sells quickly and for top value. While your home is listed with us, we can give you up-to-date information on what is happening in the marketplace and the price, financing, terms and condition of competing properties.
- If your home is "show ready," we can often list your home the same day
- We will advise you on how to get the most showings, how to prep your home for showings, and typical showing protocol
- We will provide you with all the forms needed to get the home properly listed (listing agreement, disclosures, etc.)
Listing Services
- We will market your home to other agents and the general public. The Silberman Team is a member of both listing services in the metro Atlanta area, GAMLS and FMLS. This ensures that your home will get maximum exposure to agents and the public
- We will post up to 16 photos on each listing service. A wide angle lens is used to capture more of the room and obtain better angles.
- Your listing will also be placed on a virtual tour, which is set to music
- We pay extra for your listings to receive a showcase listing on Realtor.com, where 82% of buyers start their home search. Your showcase listing will be highlighted, have mutliple photos and additional detailed information.
- Your home will also be placed on 1000's of other websites, such as Yahoo Real Estate and Google Base
- For buyers searching on other real estate websites, your listing will be easily available to them, through a technology called IDX which allows agent listings to be found on other broker websites
- We will post your property on Zillow.com and Trulia.com, 2 very popular real estate search engines and information sites
- We will place a distinctive Chapman Hall Realtors Premier sign in your yard as well as directional signs (where applicable) to ensure everyone knows that your home is for sale
- We will create and print a custom-designed flyer for you. We will also provide you with a laminated flyer that can be attached to your information box or in another area if preferred
- A dedicated web flyer is created for easy online distribution. This flyer is also loaded on craigslist.org
- If desired, we will provide you with an outdoor flyer box for easy flyer distribution
- All sellers will receive an electronic SUPRA lockbox which is used by agents to ensure easy access to your home as well as electronic tracking of who has shown your home and when
- Feedback - every time your home is shown, you will receive automatic notification via email. Agents will receive a survey, and their responses will be emailed to you, helping you to better position your home in the marketplace
- We will continue to market your home throughout the listing period in different ways, depending on the property
- We are in touch with our clients at least once per week, often more frequently
